Neighborhood Personality

Millhopper Forest is divided into two sections.  The original Millhopper Forest homes are on approximately ½ acre lots and vary in style and finishes from stucco, brick, to hardy plank siding.  There are 57 homes sites in the original Millhopper Forest.

The Cottages at Millhopper Forest were developed and built by Howe Construction and sit on average lot sizes of 70 x 150.  The Cottage homes are beautiful cottage style homes, built with natural materials and accented with native stone. There are 43 home sites in the Cottages section of Millhopper Forest. 

The Cottage homes are part of an all inclusive maintenance arrangement with the property management company.  The property management company handles the mowing of all the lawns, sprinkler systems and even annual gutter cleaning.

North East of Millhopper Forest is Hunters Glen, SW is Windsor Glen, and directly south is Huntington. There are many more communities along Millhopper Road within a stones throw of Millhopper Forest.

Millhopper Forest has a unique mixture of young families and retirees.  The Cottages attracts people looking for a low maintenance life style and the open setting and common areas attracts growing families and young professionals.

The North West location of Millhopper Forest means access to schools rated as an “A” district by the Florida Department of Education.

Students would currently attend Talbot Elementary School located at 5701 NW 43 Street Gainesville, FL 32653 for grades pk-5.

Students would currently attend Fort Clarke Middle School at 9301 NW 23 Avenue Gainesville, FL 32606 for grades 6-8.

Price Range for homes

The majority of homes in the original section of Millhopper Forest range form 2500 to 4000 Sq Ft. with the many having luxurious swimming pools.  The homes are moderate to expensive in price range and are reflective of the local real estate market conditions.

The homes in the Cottages at Millhopper Forest range from 2400 to 3100 Sq. Ft. and are also in the moderate to expensive price range.  Even though the Cottage homes are on smaller plots of land, many of the homes have swimming pools.

Security

Millhopper Forest is a gated community.  Residents have gate openers. Visitors are able to scroll an electronic directory at the gate that will ring the homeowner for entry to the neighborhood.

Amenities

Millhopper Forest does not have a community center or a community pool.  There is a large field in the Cottages section that is used by families to play football, soccer, and various other sports.

Additional Information

Millhopper Forest has several activities and shopping close by.  There is a Publix shopping center and Starbucks within one mile.  Also, Devils Millhopper State Park and the Db Racquet Club are located within less than ¼ mile from the entrance to the neighborhood. 

Approximately 2 miles north on Millhopper Road is San Felasco State Park, where families can hike and ride bikes.
